Edelweiss Alternatives Arm Acquires Pune Office Park as Commercial Real Estate Portfolio Surpasses 5 Million Sq Ft

Mumbai, August 6, 2026: Edelweiss Alternative Asset Advisors (EAAA), the alternatives arm of Edelweiss, announced today the acquisition of a Grade A office park in Pune spanning approximately 1.0 million sq. ft. of gross leasable area through its flagship commercial real estate fund, Rental Yield Plus (RYP). The strategic deal expands RYP’s total commercial real estate portfolio to 5.2 million sq. ft., which includes nearly 1.0 million sq. ft. currently under binding contracts.

According to a press release, the transaction marks RYP’s fifth investment to date and its inaugural acquisition in Maharashtra, strengthening its footprint across prominent Indian commercial hubs including Bengaluru, Gurugram, and Pune. Situated within one of Pune’s established commercial corridors, the property boasts a 95% occupancy rate anchored by a diversified base of marquee tenants. The asset provides immediate stable income visibility alongside long-term value creation opportunities through active leasing strategies, operational enhancements, and rental optimization beyond contractual escalations.

Led by Gautam Hora, who brings over 25 years of industry experience in real estate investing and portfolio management, EAAA’s commercial real estate strategy centers on acquiring operating Grade A and A+ institutional-grade office spaces. Since its first close in 2023, the RYP fund has targeted properties with strong leasing fundamentals in key markets, employing technology-enabled analytics to boost asset performance and optimize yield.

This latest transaction builds upon RYP’s prior profile acquisitions, which include Phase 1 of International Tech Park Gurgaon (ITPG) acquired from GIC and CapitaLand, MFAR Manyata Greenheart Tech Park in Bengaluru from MFAR, Embassy Office Parks, and SP Infocity. EAAA operates an integrated domestic platform covering acquisitions, asset enhancement, and active management, managing an aggregate AUM of Rs 72,706 crore across its real assets and private credit verticals.
