House of Swamiraj Enters Goa, NCR with High-Value Neonest Projects

New Delhi, November 20, 2025: House of Swamiraj has announced its entry into two major markets, Goa and Delhi-NCR, with the launch of next-generation AI Smart Homes under its flagship concept ‘Neonest’. The expansion marks a significant milestone in the brand’s growth journey and strengthens its portfolio of intelligent, sustainable, and future-ready housing solutions.
The upcoming project in Mapusa, Goa, is valued at INR 30 crore and is slated for FY26 launch. Designed to introduce high-technology living to one of the country’s most scenic destinations, the development will feature Neonest AI Smart Homes equipped with automated lighting, climate control, advanced security, and energy-efficient systems. Alongside modern amenities and curated community spaces, the project aims to deliver a premium holiday-lifestyle experience for both residents and investors.
Simultaneously, House of Swamiraj is investing INR 200 crore in a Delhi NCR project, also scheduled for launch in FY26. Built on the Neonest philosophy of AI-enabled living, the development will offer intelligent interiors, sustainable infrastructure, an integrated automation ecosystem, and contemporary community-focused amenities that align with evolving urban lifestyle priorities. The project is positioned to cater to increasing consumer demand for convenience, technology, and safety inside residential spaces.

Speaking about the vision behind the expansion, Jason Samuel, Founder of House of Swamiraj, said, “With our expansion into Goa and the NCR, we are strengthening our long-term vision of shaping how modern India lives. Neonest is not just an upgrade in home technology; it is an architectural blueprint for intelligent, sustainable, and self-learning living ecosystems. These projects reflect the next stage of residential evolution, where automation, comfort, and environmental responsibility come together to create communities that truly enhance everyday life.”
The expansion into Goa and Delhi NCR also aligns with ongoing market shifts that are redefining buyer expectations in India’s premium residential segment. The Delhi NCR luxury and premium housing segment has remained resilient through 2025, with sustained demand driven by preference for larger, tech-enabled homes and well-connected corridors such as Dwarka Expressway and Gurugram. Meanwhile, Goa continues to draw high-net-worth homebuyers and investors, with Mapusa and surrounding North Goa micro-markets gaining traction due to a strong holiday-lifestyle appeal and rental-yield potential. At the same time, adoption of smart-home and proptech solutions is rapidly rising in India, signalling that AI-enabled and automated homes are increasingly becoming a key purchase driver in the premium housing category.
