The company turned profitable during the quarter under review, posting a profit after tax of Rs 0.7 billion compared to a loss after tax of Rs 0.5 billion in Q2FY26. Pre-sales for Q2FY27 stood at Rs 18.3 billion, while total collections grew 9% year-on-year to Rs 10.1 billion from Rs 9.3 billion.
Operational performance reflected margin expansion and operational efficiencies. Adjusted gross profit margin expanded to 36% in Q2FY27 from 35% in Q2FY26. The company’s adjusted EBITDA margin rose to 18%, recovering from negative 7% in the same quarter last fiscal.
Average sales realization reached Rs 17,122 per sq. ft. in Q2FY27, up 12.3% compared to Rs 15,250 per sq. ft. in FY26. The increase was driven primarily by the launch of the Tonino Lamborghini Residences on the Southern Peripheral Road (SPR), Sector 71, Gurugram.
At the end of the first half of FY27, net debt stood at Rs 4.5 billion, compared to Rs 2.0 billion at the end of FY26. Cash and bank balances, including fixed deposits, totaled Rs 24.2 billion at the end of H1FY27.
Signature Global expanded its land footprint during H1FY27, adding 6.77 million sq. ft. of development potential across 194.22 acres in Farrukhnagar, Gurugram. Additional land acquisitions included 0.38 million sq. ft. in Sector 37D on the Dwarka Expressway, 0.10 million sq. ft. in Sector 71, and 2.70 million sq. ft. in Sohna.

Commenting on the results, Pradeep Kumar Aggarwal, Chairman and Whole-Time Director, said: “Our performance during the first half of the current fiscal reflects the strength of our business model and the trust homebuyers continue to place in the Signature Global brand. Demand for quality housing in Gurugram remains healthy, and our well-planned launches, including the premium Tonino Lamborghini Residences, have been received very positively by the market. This has helped us improve our realizations and strengthen our brand positioning in the premium segment. We have also continued to build our land bank in Farrukhnagar, which gives us a strong pipeline for future launches. Our balance sheet remains robust, with a comfortable liquidity position that allows us to pursue growth opportunities with confidence. Looking ahead, we are optimistic about the road ahead and remain committed to delivering quality homes on time while creating long-term value for all our stakeholders.”
