Sky-High Luxury or Ground-Level Grace? Decoding Gurugram’s Housing Revolution

Gurugram, September 15, 2025: The luxury housing landscape in Gurugram is experiencing a fascinating transformation as homebuyers increasingly choose between two distinct lifestyle propositions: the vertical sophistication of high-rise apartments and the horizontal exclusivity of low-rise developments.

Market Dynamics Favour Premium Segments

According to Anarock’s latest research, luxury housing in Gurgaon is projected to grow by 12 per cent in 2025, even as overall housing sales across top seven cities declined 4 per cent to 4,59,650 units in 2024. Knight Frank data reveals rental yields have surged from 3.5 per cent in 2019 to 4.1 per cent in 2024, indicating robust demand in Gurugram’s premium corridors like Dwarka Expressway and New Gurgaon.

The Vertical Lifestyle Revolution

High-rise developments in New Gurgaon’s Sector 83 and Dwarka Expressway’s Sector 103 are redefining urban living with comprehensive amenities and cosmopolitan lifestyles.

Today’s discerning homebuyers aren’t just looking for an apartment—they’re seeking complete lifestyle ecosystems,” says Ashok Singh Jaunapuria, MD and CEO, SS Group. “Areas like Sector 83 offer a unique blend of modern conveniences, premium amenities, and excellent connectivity, including easy access to the airport, major business hubs, reputed schools, and retail destinations. This makes it ideal for vertical communities where residents can access fitness, workspaces, and daily essentials all within their living environment.”

CBRE reports indicate that high-rise buyers particularly value smart home integrations and professionally managed facilities, with 78 per cent citing maintenance-free living as a primary purchase driver.

Low-Rise Appeal: Exclusivity Redefined

An equally compelling narrative emerges around low-rise developments, particularly along Dwarka Expressway’s Sector 104, where intimate communities are gaining premium positioning.

Vishesh Rawat, Vice President & Head of Marketing, Sales, CRM at M2K Group said, “We’re witnessing a paradigm shift toward conscious exclusivity, and M2K Olive Green Floors in Sector 104, Gurugram, embody this trend. Our buyers are successful professionals and entrepreneurs who’ve experienced high-rise living but now seek something more personal. They want private terraces where their children can play safely, they value knowing their neighbors by name, and they appreciate the tranquility that comes with limited density.”

Infrastructure as the Great Enabler

The Dwarka Expressway, has emerged as the crucial infrastructure catalyst transforming both housing segments.

Ishaan Singh, Director, AIPL, says, “In today’s urban landscape, high-rise living offers unmatched benefits—panoramic city views, superior ventilation, enhanced privacy, and a secure, gated environment, along with world-class recreational amenities. In Sector 103, the growth of high-rises is being driven by strong infrastructure developments. The Dwarka Expressway places residents just 15 minutes from IGI Airport and 20 minutes from Cyber City, offering seamless access to Delhi’s key business and entertainment hubs. Adding to this, the 28.5 km Metro corridor connecting Millennium City Centre to Cyber City via Dwarka Expressway—with 27 stations and an investment of around ₹5,500 crore—is further boosting connectivity. This combination of lifestyle benefits and infrastructure convenience is making high-rises increasingly attractive in the area.”

According to Savills India, properties along the Dwarka Expressway corridor have appreciated 25 per cent faster than comparable developments in established areas, driven by this infrastructure advantage.

Investment Perspectives and Buyer Profiles

JLL research indicates distinct buyer patterns: young professionals aged 28-35 prefer high-rise apartments for amenities and social opportunities, while families with children gravitate toward low-rise options for space and community intimacy.

PropEquity data shows high-rise apartments deliver superior rental yields (4.8 per cent vs 3.9 per cent), while low-rise developments command 15-20 per cent premium pricing due to exclusivity factors.

The Choice Framework

According to experts, high rise lead to comprehensive amenities, professional management, smart integrations, and urban lifestyle convenience, while the low rise developments put premium on enhanced privacy, larger living spaces, intimate community feel, and lower maintenance obligations.

Outlook

As Gurugram’s luxury market matures, both formats are establishing distinct value propositions. The choice between high-rise luxury and low-rise exclusivity reflects evolving lifestyle aspirations rather than budget constraints.

Whether drawn to vertical sophistication or horizontal exclusivity, Gurugram’s emerging corridors offer compelling opportunities for discerning homebuyers seeking their ideal urban lifestyle.
