According to Anarock’s latest research, luxury housing in Gurgaon is projected to grow by 12 per cent in 2025, even as overall housing sales across top seven cities declined 4 per cent to 4,59,650 units in 2024. Knight Frank data reveals rental yields have surged from 3.5 per cent in 2019 to 4.1 per cent in 2024, indicating robust demand in Gurugram’s premium corridors like Dwarka Expressway and New Gurgaon.

High-rise developments in New Gurgaon’s Sector 83 and Dwarka Expressway’s Sector 103 are redefining urban living with comprehensive amenities and cosmopolitan lifestyles.

Today’s discerning homebuyers aren’t just looking for an apartment—they’re seeking complete lifestyle ecosystems,” says Ashok Singh Jaunapuria, MD and CEO, SS Group. “Areas like Sector 83 offer a unique blend of modern conveniences, premium amenities, and excellent connectivity, including easy access to the airport, major business hubs, reputed schools, and retail destinations. This makes it ideal for vertical communities where residents can access fitness, workspaces, and daily essentials all within their living environment.”
CBRE reports indicate that high-rise buyers particularly value smart home integrations and professionally managed facilities, with 78 per cent citing maintenance-free living as a primary purchase driver.

An equally compelling narrative emerges around low-rise developments, particularly along Dwarka Expressway’s Sector 104, where intimate communities are gaining premium positioning.

According to Savills India, properties along the Dwarka Expressway corridor have appreciated 25 per cent faster than comparable developments in established areas, driven by this infrastructure advantage.

JLL research indicates distinct buyer patterns: young professionals aged 28-35 prefer high-rise apartments for amenities and social opportunities, while families with children gravitate toward low-rise options for space and community intimacy.
PropEquity data shows high-rise apartments deliver superior rental yields (4.8 per cent vs 3.9 per cent), while low-rise developments command 15-20 per cent premium pricing due to exclusivity factors.

According to experts, high rise lead to comprehensive amenities, professional management, smart integrations, and urban lifestyle convenience, while the low rise developments put premium on enhanced privacy, larger living spaces, intimate community feel, and lower maintenance obligations.

As Gurugram’s luxury market matures, both formats are establishing distinct value propositions. The choice between high-rise luxury and low-rise exclusivity reflects evolving lifestyle aspirations rather than budget constraints.
