TARC Expands Gurugram Footprint with Launch of ‘Ishvara’ at Sector 63A
New Delhi, March 20, 2026:
Real estate developer TARC Limited has officially unveiled Ishvara, the final and most refined phase of its flagship development, TARC Ishva, in Sector 63A, Gurugram. Following a strategic land acquisition and subsequent RERA approval, the project has expanded to a sprawling 9-acre ecosystem, increasing its total development footprint to approximately 1.7 million square feet, the company said in a press release.
The expansion introduces a cohesive masterplan now comprising six towers and 518 residences. With the addition of Ishvara, the project’s Gross Development Value (GDV) has climbed to an estimated ₹3,600 crore. Beyond scale, the development’s accessibility has been significantly bolstered, now featuring dual entry points via 84-metre and 24-metre-wide roads, ensuring seamless connectivity for residents.
Central to Ishvara’s appeal is the “Four-side Open Residences” philosophy. Each unit is engineered to be open on all four sides, a rare architectural feat in dense urban settings designed to maximize natural light, cross-ventilation, and privacy. The design language draws from the Golden Ratio and traditional Indian spatial principles, incorporating a “Brahmasthan” inspired central green and private elevator cores for every home.

Amar Sarin, Managing Director & CEO of TARC Limited, emphasized the significance of this milestone, stating: “Ishvara is not simply another development, it is the completion of a vision. The strong customer response reinforces the growing preference for thoughtfully designed, open living environments. With Ishvara, we are not only expanding the scale of the development, but elevating its original design intent.”
Situated along the high-growth Golf Course Extension Road, the development offers proximity to major commercial hubs and premium healthcare while maintaining a low-density profile. Industry observers note that the launch reflects a shift in luxury demand toward fundamental wellness factors like spatial orientation and air movement over standard high-end specifications.
According to the press statement, this launch serves as the precursor to a larger development pipeline for TARC. The company intends to leverage this momentum to initiate even larger-scale projects characterized by expansive landscapes and deeper design integration, further cementing its position in the capital’s ultra-luxury residential sector.
