Lucknow/Gautam Buddha Nagar, August 14, 2026: The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) organised an educational webinar for registered real estate agents at its headquarters in Lucknow to reinforce regulatory compliance and operational transparency across the state’s real estate market. The session was chaired by UP RERA Chairman Sanjay Bhoosreddy and focused on deepening agents’ understanding of statutory obligations under the RERA framework, UP RERA said in a press release.

UP RERA Secretary Mahendra Verma delivered the welcome address, outlining the necessity for real estate professionals to align their day-to-day operations with established legal guidelines. Speaking during the event, UP RERA Chairman Sanjay Bhoosreddy underscored the pivotal role intermediary agents hold in maintaining market integrity, stating that agents must work in a transparent and responsible manner and provide correct information to homebuyers and other customers. He added that proper compliance with RERA provisions would help strengthen transparency and build greater trust in the real estate sector.

During the technical briefings, UP RERA Regulatory Compliance Consultant elaborated on the core duties of real estate intermediaries. Agents were instructed to facilitate sales or purchases strictly within RERA-registered projects and maintain all mandatory documentation. Officials explicitly cautioned against making false claims, disseminating misleading project information, or running deceptive promotional campaigns.

The regulatory body detailed stringent protocols for project advertising and marketing activities. Agents were instructed to obtain prior written authorization from promoters before publishing promotional content. All advertisements must prominently feature the project name, RERA registration number, designated collection account details, QR code, and official RERA portal link, along with the agent’s full registered name and registration number.

Participants were introduced to procedural requirements concerning Form REG-8 and Form REG-9. Agents are required to maintain Form REG-8 as a continuous transaction register documenting customer information, project and unit specifications, transaction pricing, booking dates, and earned commissions. Furthermore, agents must submit quarterly returns to UP RERA via Form REG-9 within 15 days of each quarter’s close, detailing active project engagements, quarterly transaction volumes, and employee certification statuses.

UP RERA stressed mandatory training and certification parameters for agency directors, partners, and active workforce members. The authority established December 31, 2026, as the final deadline for existing employees to apply for required training and certification, while mandating that new hires complete the process upon joining.

The authority warned that failure to comply with reporting timelines carries financial penalties. While filing quarterly returns after the 15-day post-quarter deadline incurs a late fee of Rs 10,000, persistent non-compliance could result in legal action, additional penalties, or the revocation of agent registrations under the Act.

The session concluded with an interactive question-and-answer period where UP RERA officials addressed specific operational queries raised by participating agents. The event was attended by UP RERA Principal Advisor Abrar Ahmad, Finance Advisor Sudhanshu Tripathi, Revenue Recovery Officer Meenakshi, Ad System Amrish Kumar, System Analyst Ganesh Mishra, Legal Advisor Umang Chaudhary, and Media Advisor Pranjal Dixit, along with other key
