YEIDA Hikes Land Rates by 4% Across All Categories; New Prices to Take Effect From April 1

In a strategic move to bolster the infrastructure surrounding the upcoming Noida International Airport, the Yamuna Expressway Industrial Development Authority (YEIDA) has officially approved an annual budget of ₹11,829 crore for the 2026-27 financial year. 

The decision, finalized during the Authority’s 89th board meeting chaired by Alok Kumar on Friday, places a massive emphasis on expansion, with approximately two-thirds of the total outlay – about ₹8,000 crore – specifically earmarked for land acquisition. This funding is intended to secure the necessary parcels for a burgeoning industrial and urban ecosystem, including data centers, an education hub, and manufacturing clusters.

The financial roadmap further allocates ₹2,011 crore toward development and construction within Yamuna City, while ₹502 crore and ₹300 crore have been set aside for the airport and multi-modal connectivity projects, respectively. 

Addressing the administrative breadth of the plan, Authority’s additional CEO Shailendra Bhatia said the budget would support a range of activities, including urban development, village infrastructure and other administrative needs. Alongside land acquisition and construction, funds have also been allocated for loan repayments and other liabilities. Specifically, ₹705 crore is designated for debt servicing, while smaller amounts are reserved for general expenditures and consumer refunds.

Prospective buyers and investors will face higher entry costs starting next month, as the board approved a 3.6% hike in allotment rates across all categories effective April 1. Under the new pricing structure, residential plot rates will climb from ₹35,000 to ₹36,260 per square metre, while commercial plots will see a jump from ₹70,000 to ₹72,510 per sqm. 

Significant increases were also noted for specialized sectors, with group housing plots rising to ₹54,380 per sqm and residential township plots reaching ₹40,670 per sqm. Officials noted that these adjustments reflect the surging investor interest as the region nears a major economic milestone.

The urgency of these developments is underscored by the fast-approaching inauguration of the Noida International Airport, slated for March 28. As the facility prepares to become a primary economic driver, YEIDA is accelerating efforts to transform the Yamuna Expressway belt into a premier growth corridor. 

Beyond large-scale infrastructure, the board also cleared plans for a traffic park-cum-training centre for driving licences—to be developed by the Honda India Foundation—and approved minor modifications to the Heritage City master plan near Raya in Mathura, which now awaits state government clearance.
