Ghaziabad, April 9, 2026: The real estate dialogue surrounding the NH-24 corridor has undergone a fundamental shift, moving from a narrative of compromise to one of prime residential aspiration. Once viewed by brokers as a secondary option for those priced out of Noida or East Delhi, the Ghaziabad stretch of the Delhi–Meerut Expressway is now emerging as a dominant force in the National Capital Region (NCR) property market.

Statistical data underscores this transformation. According to PropEquity, Ghaziabad witnessed a staggering 139% price appreciation between 2019 and 2024, followed by an additional 8% year-on-year increase in the first quarter of 2025. Despite this growth, a strategic pricing gap remains; values in several pockets along NH-24 are still 20-30% lower than comparable micro-markets in Central Noida or East Delhi, maintaining a window of opportunity for entry-level luxury buyers.

Industry leaders attribute this surge to a massive overhaul in regional connectivity, including the 14-lane widening of the expressway, the implementation of the Regional Rapid Transit System (RRTS), and proximity to Hindon Airport. Manoj Gaur, CMD of Gaurs Group, noted that the region is rapidly shedding its old identity.

“Ghaziabad is clearly moving out of its affordable-housing shadow and into a more aspirational residential phase and much of this development is happening along the Delhi–Meerut Expressway. A key advantage of this belt is that it offers a travel time of nearly 30 minutes to Delhi, which is significantly shorter than many locations in Noida or Gurgaon, and this connectivity, enabled by the 14-lane expressway, is directly translating into stronger housing demand. When we launched Gaur NYC Residences in Wave City, the buyer’s response was phenomenal, and the entire project was sold out within three days, which turned out to be a record-breaking feat. The region is exhibiting high demand for large-format 4BHK homes, exceeding 3,000 sq ft, with values higher than Rs. 3 crores depending on tower, view and stage of construction. Larger units of around 5,000 sq ft are commanding values of more than Rs. 6 crore. Much of the traction is coming from end-users upgrading locally, alongside buyers who earlier looked primarily at Noida, signalling a structural change. Improved connectivity, such as the Delhi Meerut Expressway and the Faridabad-Noida-Ghaziabad Expressway, along with proximity to the Metro network and Hindon Airport, has encouraged buyers to reassess both budgets and expectations,” Gaur said.

The evolution of the corridor is also visible in the changing typology of its residential offerings. Modern buyers are increasingly prioritizing self-sufficient ecosystems, including integrated townships and gated communities. Amit Modi, Director of County Group, observed that the traditional trade-off between cost and quality is disappearing.

“What we are seeing is a buyer who is no longer choosing between affordability and lifestyle. They expect both, and NH-24 is one of the few corridors where that balance is still viable. It is further amplified in the typology of projects coming up. Integrated townships, gated communities, and clusters that attempt a certain self-sufficiency are now baseline. Projects like Jade County are fulfilling those expectations with integrated planning rather than isolated offerings,” Modi stated.

As high-end amenities like expansive clubhouses and green buffers become standard expectations rather than premium upgrades, the corridor has successfully repositioned itself as a legitimate lifestyle destination. Prateek Tiwari, Managing Director of Prateek Group, emphasized that the infrastructure boom has been the primary driver of this new perception.

“The current sentiment seen across the NH-24 corridor has turned it into a true lifestyle destination. Areas like Ghaziabad today reflect a growing preference for luxury living, driven by evolving aspirations and transformative infrastructure. The RRTS has been the defining catalyst, fundamentally reshaping how buyers perceive this corridor. Locations like Siddharth Vihar are now synonymous with premium living. The buyer here is informed and intentional, recognising that connectivity and infrastructural development together create an unmatched proposition. This paves the way for developers to curate projects that offer both lifestyle quality and long-term capital appreciation,” Tiwari explained.

For long-term residents and new investors alike, the appeal of NH-24 remains rooted in its significant return on investment. Early movers who entered the market at lower price points are now witnessing substantial capital gains, a trend that continues to attract current buyers focused on high yields and rental value. As the corridor continues its cumulative layering of infrastructure and luxury, it stands as a testament to the structural changes redefining the NCR real estate map.
