Curated Living Solutions Launches ₹200 Crore Hospitality-Led Mixed-Use Development in Pune
Pune, July 16, 2026: Curated Living Solutions (CLS), a DivyaSree Group company and managed living platform, has announced the launch of its first hospitality-led mixed-use development in Pune, representing the firm’s strategic entry into hospitality-focused real estate. The ₹200 crore project, situated in the Koregaon Park Annexe corridor in East Pune, features a 200-key hospitality development, premium retail, and branded residences. The project is being jointly developed alongside Pune-based Arista Developers and will be professionally operated by Alivaa Hotels & Resorts under a long-term master lease agreement, Curated Living Solutions said in a press release.
Located in Mundhwa, the project is positioned to capture sustained demand from East Pune’s expanding corporate travel sector, Global Capability Centres (GCCs), IT services, and extended-stay corporate guests. The development offers seamless connectivity to key commercial hubs including Kharadi, Magarpatta City, Hadapsar, Kalyani Nagar, Viman Nagar, EON IT Park, the World Trade Center Pune, and Pune International Airport. This project adds to the growing managed living portfolio of CLS, which currently spans more than 13,000 beds across major Indian cities including Bengaluru, Mumbai, and Delhi.
Alongside the property launch, CLS introduced its proprietary Hospitality Investment Plan (HIP), a structured framework that allows individuals to own specific hospitality units while eliminating the associated operational responsibilities. Operating on a Build–Sell–Leaseback model, the framework is anchored by a 29-year master lease with a 12-year lock-in period. Under this system, day-to-day operations, maintenance, revenue management, and guest services are fully handled by Alivaa Hotels & Resorts, allowing investors to participate directly in institutional-grade hospitality assets.
