Nisus Finance Launches First Tokenised Offering Backed By Dubai Real Estate Fund On Blockchain

Mumbai, August 20, 2026: Nisus Finance Services Co Limited has announced the launch of NIFCOT1, its first tokenised offering backed by the Nisus High Yield Growth Fund. The DIFC-regulated real estate fund based in Dubai invests in completed, pre-leased, and income-generating residential and commercial assets across the GCC and EMEA regions. The launch marks a step toward bringing regulated real-world assets onto blockchain infrastructure through a compliance-first investment framework.

Structured through a Special Purpose Vehicle (SPV), NIFCOT1 represents tokenised economic interests linked to the underlying fund, with an initial issuance of 100,000 digital ownership tokens. The USD 50 million inaugural issuance is part of a broader USD 500 million multi-tranche roadmap. Nisus Finance is bringing the product to market in partnership with Toyow, a digital asset marketplace operated by Xchain Technologies FZCO, under a memorandum of understanding covering the full framework, making it the first asset listed on the Toyow Marketplace.

The financial structure incorporates institutional-grade safeguards, maintaining ownership records on-chain for real-time auditability. Participants are required to complete KYC procedures and onboarding prior to allocation, with token holders receiving contractual economic rights through the SPV rather than governance rights over the underlying fund. By digitising ownership interests while preserving the regulated fund framework, the initiative aims to enhance transparency, operational efficiency, and access to private real estate markets.
