AIL Developer is coming up with 250-Acre Nature-Connected Township in North of Goa Region

New Delhi, July 16, 2025: AIL Developer has announced an upcoming 250-acre gated township, located minutes from Shiroda Beach, on the northern edge of Goa. Set to redefine luxury living in the region, this will be North of Goa’s first truly master-planned, nature-connected residential community, offering investors clear legal titles, premium infrastructure and a long-term lifestyle asset in one of the fastest-appreciating leisure destinations.

Strategically located north of Goa’s state boundary, the township is just 6–8 minutes away from Shiroda Beach and 20 minutes away from MOPA Airport. The site also sits close to Arambol and Malewad Junction, providing seamless access to beaches, resorts and key tourist hubs while avoiding the congestion and legal complexity often seen in inner-Goa developments.

“The Goa real estate market has seen a 27 per cent year-on-year increase in land values, especially after the operationalisation of MOPA Airport. Yet, over 80 per cent of available land remains fragmented or entangled in legal issues, leaving a clear gap for planned, large-scale development,” said Sandeep Aggarwal, CMD, AIL Developer.

“With our 250-acre gated township near Shiroda Beach, we’re addressing this gap by offering clean-title land, premium infrastructure and a lifestyle-centric living experience. This is not just a property investment as it’s an investment in clarity, serenity and consistent returns projected at 12–15 per cent annually, backed by real demand and growth potential.”

The company plans to launch phase 1 in the coming festive season. The site is close to Arambol and all other beaches of north of Goa.

Unlike traditional holiday homes or standalone plots, this township is targeted for high-net-worth individuals, second-home buyers and seasoned investors looking to park their wealth in land assets with rental potential.

The development will feature a range of premium residential plots with access to high-end amenities, such as a clubhouse, sports zones, security, landscaped open spaces and integrated rental management—all within a gated, non-commercial community designed for peaceful living.

Phase 1 of the project is expected to sell out in three months, and plot handovers are scheduled within 1.5 to 2 years post-launch. The entire township will be delivered in four phases over four years, and early demand suggests phase 1 could be fully sold out within 90 days of its market debut.

The project is also the flagship in AIL Developer’s broader growth plan. True to its name, the company is already securing clean-title land parcels in Dholera, Gurugram, Faridabad and Naugaon with additional strategic partnerships underway in Haryana and Gujarat.

“A recent report by Savills India highlighted that demand for second homes in coastal destinations rose by 35 per cent between 2022 and 2024 with Goa being at the top of the list,” said Manoj Kumar Singla, MD, AIL Developer.

“Our project directly answers the growing demand, and we anticipate generating INR 2,500 crore in revenue across all phases, representing a substantial opportunity for early investors and channel partners who align with our long-term vision.”

With this launch, AIL Developer continues to strengthen its position as a vision-led, land-first developer focused on delivering high-growth, sustainable residential communities rooted in nature, design and long-term investor value.
