MAIA Estates Transforms Bengaluru’s Richmond Road Junction into a Green Retreat
Bengaluru, March 5, 2025: Bengaluru real estate developer MAIA Estates has revitalised an overlooked stretch of land under the Richmond Road & Mission Road flyovers in the heart of the city, as part of its MAIA Impact initiative. This project underscores MAIA’s commitment to creating sustainable, community-centred spaces that go beyond private residences an commercial spaces and marks MAIA’s foray into the public realm by elevating the urban landscape of the city itself.
Richmond Road Edition by MAIA covers 1,270 square meters of land and features sustainable landscaping, incorporating indigenous plants and repurposed materials sourced from MAIA’s construction sites. As one of the busiest junctions in the city, the entire stretch came with multiple challenges like limited to no sunlight, no soil depth and emissions from vehicles that posed as obstacles for the growth of any ground-level plantation. With that in mind, the design incorporates a soothing colour palette and nature-inspired textures and materials to offset the noise and traffic.
The entire stretch features planters with sufficient soil depth, complemented by taller, resilient palms that reach for sunlight. Hardscape in the form of repurposed rubble and stone was used, all sourced from MAIA’s construction sites. This holistic enhancement improves the commuting experience, offering a calming and visually appealing space, providing a moment of respite amidst the bustling urban landscape of Bengaluru.
The Richmond Road initiative is closely aligned with the upcoming launch of 27 Summit in Bengaluru, MAIA’s flagship development, reinforcing the company’s vision of enhancing neighbourhoods and creating enduring value through thoughtful, responsible design.

“We believe our responsibility extends far beyond building homes and offices,” said Mayank Ruia, Founder and CEO, MAIA Estates. “Projects like the Richmond Road Junction are designed to inspire a shift towards community-driven, sustainable living. This initiative exemplifies our mission to leave every place better than we found it — whether through architectural excellence or by creating green, accessible spaces that enrich lives and foster a deeper sense of community pride.”

Sanaa Ruia, Creative Director at MAIA Estates says, “The MAIA Impact is our small and humble way of planning on making a positive impact as and where we can. This starts closer to home where we prioritise the dignity of labour through comprehensive safety protocols, vocational training, skill development, and medical care. Near Pelican Grove, at Jakkur, we played a small part in cleaning the lake, organised food donation drives, and planted 800 saplings as part of our ongoing efforts to nurture the communities around us. With our latest initiative at Richmond Road, we hope to showcase that beauty and growth is possible even in the most challenging of circumstances and we hope you keep a piece of this MAIA philosophy with you every time you drive by.”
The MAIA Impact continues to shape the future of Bengaluru’s urban landscape, with sustainability and community at its heart. Through this initiative, MAIA is reaffirming its commitment to creating vibrant, celebrated neighbourhoods that not only address current needs but also inspire and nurture future generations. By embedding sustainability into every aspect of its projects, MAIA Estates is setting a new benchmark for responsible and visionary real estate development.
