Southern Comfort: How Global City is set to Redefine Real Estate in Gurgaon

Global City is set to reimagine real estate in Gurgaon. The 1,000-acre mega project located around Sec 36-A & B and Sec 37 will comprise world-class high-rise buildings, retail & entertainment zones, commercial towers and much more. The neighborhoods of Global city will resemble international metropolises such as Singapore, Dubai, Shanghai, etc.

A relatively newer concept in India, Global City will be a self-sustainable mini city within a mega metropolis pioneering ideas such as work-play-live, walk-to-work, and international-style living standards. It will seamlessly integrate low carbon emission technologies, super-efficient mass transit systems, ample greeneries, and superlative sporting arenas, rendering a heightened lifestyle to the residents.

The project will be completed in steps and is slated to be finished by 2032. Once completed, Global City will be spread across a sprawling area of 12 million sq. ft. The overall project will comprise around ~ 1 million residents.

While iconic buildings & world class infrastructure will be the key features of Global City, the mega project will also emphasize a lot on leading a holistic, integrated, and wellness driven lifestyle.

Knowledge Driven Growth

Global City will not just be a world class residential hub but also will play a pivotal role in ushering Gurgaon in a heightened era of economic transformation. Besides conventional industries and sectors, there will be increased spotlight on R&D centres, laboratories, AI start-ups, fintech enterprises, and much more. It will blur traditional boundaries between institutional, commercial, and knowledge-based investments. It will enhance Gurgaon’s reputation on the global knowledge map.

Hitherto, Cyber City and Golf Course Road (GCR) are the prominent commercial addresses of the Gurgaon city. However, once Global City will commence operations, they might take a backseat.

Global City will be the place were a sizable portion of commercial activities will be centred around. It will be the pulse of Gurgaon’s economic growth. The projects hold a cumulative investment potential of USD 15 billion (INR 1.3 lakh crores), which further underlines its significance. Backed by top-notch innovation bandwidth and smart technology infrastructure, it will attract futuristic industries in leaps and bounds. Some of these futurist industries will include pharma research, big data & analytics, agritech, industrial designs, etc.

A New Era for Gurgaon

The Global City would not just act as a sustainable ecosystem in itself, but also give impetus to Gurgaon’s overall growth and development. With a slew of high rise projects, it will further incentivize the burgeoning luxury and ultra-luxury real estate markets in NCR. It will start giving stiff competition to other prominent luxury real estate markets such as GCR and GCER.

Strategically located at sec 36 and 37, its close proximity to other upcoming locations in Gurgaon such as Dwarka expressway and New Gurgaon, will fuel real estate demand in the region. Through the Dwarka Expressway & Pataudi road it will be linked to other parts of the NCR. Likewise, there will be dedicated mass transit and metro lines that will ensure smooth commute in and around Global City.

Due to seamless connectivity, the ramifications of progress will be felt in other regions as well. Besides housing markets, commercial and retail real estate will also get a buying boost. Already there are some top-notch malls and shopping arcades nearby such as Gallexie-91, Elan The Mark, Metro Street-83.

More new mall supplies will come to satiate the growing demand. To cater to the growing concentration of HNIs in the region, developers will come up with premium retail avenues and commercial complexes, thereby giving a further facelift to the market.
