As the driving force behind the next phase of growth at Omaxe Group, Managing Director Mohit Goel is actively transforming how India approaches city-scale development. An alumnus of IIM Bangalore’s Executive Program and a recognized industry trailblazer, Mohit has scaled the legacy developer with discipline and clarity of purpose, steering the group to a turnover of Rs 1,637 crore in FY 2024–25. Beyond his corporate role, he is a prominent voice on next-generation leadership and institutional succession. We sit down with Mohit to discuss his strategic focus on large-format, mixed-use destinations. In this conversation with Realty n More, he takes us inside Omaxe’s flagship project, The Omaxe State in Dwarka, explaining how this landmark 5-in-1 integrated development combines sports, retail, hospitality, and public mobility elements into a singular, thriving ecosystem designed to balance commercial viability with long-term urban functionality.

Q: What is the vision behind The Omaxe State? How will it redefine destination-led mixed-use development in India?

A: The vision behind The Omaxe State is to create a large, integrated destination in Delhi that combines sports, retail, hospitality, entertainment, and social spaces within one ecosystem. Spread across ~50 acres with an investment of around Rs. 2,500 crore, it is planned as a 5-in-1 development comprising The Sports, Shopping, Food, Hospitality, and Social Districts, anchored by a 55,000 sq. m. stadium block, a 20,000 sq. m. sports centre, and a central public plaza.

Globally, destinations such as Wembley in London, Marina Bay in Singapore, and Downtown Dubai have demonstrated how integrated districts can drive sustained footfall and activity beyond single events, and The Omaxe State is being developed along similar lines for Delhi. Being executed in partnership with the Delhi Development Authority for the sports infrastructure, the project is designed as a walkable, experience-led environment where people can engage across multiple activities in one place, with phased completion targeted by 2027.

Q: What makes The Omaxe State unique, particularly from a sports infrastructure perspective, and what are the project’s key differentiators?

A: The Omaxe State is positioned as a sports-led mixed-use destination centred around a 30,000-seater international cricket and football stadium and a 2,000-seat indoor arena supporting multiple sports including emerging formats like e-sports.

Key differentiators include the integration of sports infrastructure with retail, F&B, co-working, hospitality, and public spaces; inclusive features such as the Pink Stand (named after India women’s cricket team captain Harmanpreet Kaur) for women and families and dedicated facilities for para-athletes and women players; athlete-focused infrastructure including training areas and accommodation; premium amenities such as an infinity pool overlooking the stadium; and seamless connectivity through an underground tunnel to the IHCL Gateway Hotel.

The development also incorporates AI-enabled smart gates, advanced security systems, and quick-dry turf technology, and is designed as a multi-use venue capable of hosting sporting events, concerts, and large-scale gatherings throughout the year.

Q: How will the venue remain relevant and active throughout the year?

A: The Omaxe State is being designed as a year-round destination rather than a venue used only on match days. Alongside sporting events, it will host concerts, cultural programmes, community events, leagues, exhibitions, and e-sports tournaments. The integrated retail, dining, and entertainment districts will ensure regular footfall beyond sports calendars.

The hospitality district will include a 158-key luxury hotel with 40 stadium-view suites, supported by banquet and wellness facilities. An underground tunnel connecting the stadium to the hotel will help streamline movement for players, officials, and guests during marquee events. With this combination of sports, hospitality, and lifestyle infrastructure, the project can contribute meaningfully to India’s broader roadmap of building venues capable of supporting future global events.

Q: What have been some of the key challenges in executing a project of this scale, and how are you addressing them?

A: A project of this scale naturally comes with multiple layers of responsibility beyond construction itself. Along with execution, there is a strong need to meet regulatory requirements, environmental standards, and public expectations at every stage. Our approach has been to remain focused on transparency, due process, and ensuring that all necessary approvals and compliances are in place as the project progresses.

Large landmark developments often attract close public attention, which is understandable given their scale and importance. We see that as part of the responsibility of building in a city like Delhi. It reinforces the need to maintain high standards and follow the right processes throughout execution.

At the same time, our focus remains firmly on delivery quality. We are working with experienced partners across design, engineering, and project management to create a world-class destination that meets global benchmarks while being responsibly developed for the city and its future needs.

Q: The project will also include a fully air-conditioned retail street. Could you tell us about its features?

A: The retail district at The Omaxe State has been planned as a modern high-street destination anchored by what will be India’s first fully air-conditioned high street. Spread across over 48,000 square metres, the retail space is designed across G+1 levels of premium shopping, creating a walkable environment that combines the openness of a high street with the comfort of a climate-controlled setting.

In a city like Delhi, where summers are intense, temperatures often cross 45°C, and air quality can also affect outdoor experiences during certain months, a fully air-conditioned retail street makes strong practical sense. It allows visitors to enjoy an outdoor-style shopping and leisure environment without being limited by weather conditions. That means the space remains comfortable and active across seasons, whether in peak summer, monsoon, or winter.

The district will host a mix of leading national and international brands, along with cafés, restaurants, and a 5-screen multiplex, making it a vibrant retail and entertainment hub. The design also focuses on large shop frontages and active pedestrian zones so that the retail district complements the broader sports and entertainment ecosystem of The Omaxe State and attracts visitors well beyond match days.

Q: What are the different brands and partners you have onboarded so far for this project?

A: The response so far has been very encouraging from both investors and retail partners. What is drawing interest is the scale of the opportunity and the fact that The Omaxe State is being developed as a fully integrated destination that brings together sports, retail, hospitality and entertainment within one ecosystem. For retailers, this creates the potential for consistent footfall beyond traditional match days, while investors see long-term value in a project anchored around large-scale sports infrastructure. Our partnerships with the Taj Group for hospitality and Bentel Associates International for design reflect the kind of institutions that are aligning with the vision of the project.

Beyond our previously announced partnerships, we have already brought on board a wide network of specialist consultants across architecture, engineering, project management, environmental planning and sports infrastructure, including firms such as Sikka Associates, to ensure the project benefits from the right mix of technical expertise and execution capability. As the development progresses, we will continue to announce additional partnerships aligned with the different components of The Omaxe State. At the same time, we are in advanced discussions with several national and international retail brands, and additional partnerships will be announced in phases as different components of the development move closer to completion.
