For decades, Homeownership in India was associated with necessity, serving as a fixed place of residence, a symbol of one’s lineage, and a key financial milestone for many years. The meaning of homeownership in India has completely changed today. The current mentality of homebuyers is one of clarity and continuous change. They are looking for premium living, quality master-planned communities, as well as long-term value in all decisions made. The increase in income, lifestyle changes, hybrid working and exposure to luxury living standards globally have been a large influence on this change. Additionally, location, quality of design, and social infrastructure are becoming vital to younger couples and the global consumer as they continue to raise their standards for homeownership.

As the transformation of cities is most clearly seen in NCR, where residential property development continues to increase at an unprecedented rate; for example, in early 2026, home sales will have increased almost 30% year over year due to rapidly rising demand from homeowners and investors alike. Consequently, property prices in NCR have increased drastically due to the demand from buyers within the premium and luxury brackets. Significantly, the growth in NCR is now structural, as the choices of end-users focus on what their current lifestyle demands rather than on what it holds for the future.

Within NCR, Gurugram has established itself as the capital of aspirational living. According to industry reports, NCR recorded Rs 24,120 crore in ultra-luxury home sales in 2025, with 1,494 luxury units, thus surpassing Mumbai to become the leading luxury real estate market in India . Moreover, in early 2026, Gurugram accounted for 73% of all residential launches in NCR. Similarly, the infrastructure growth through Dwarka Expressway, Metro connectivity, and improvement in arterial road network, along with economic growth led by corporates, will keep on driving demand along important corridors in Gurugram.

What the Gurugram market is demonstrating is that the lifestyle case and the financial case for luxury homeownership are no longer separate arguments, but they are the same argument, expressed differently. A home in a well-connected, amenity-rich corridor not only enhances daily life but also appreciates because of the very qualities that make it liveable. As of 2025, property preferences in Gurugram are experiencing an increase in value from 15% to 30% in prices versus the previous year, and should see a continued surge of 10-15% annual increases in price for years to come for key sectors of business. Over the long term, good property investments can generate income and preserve your family’s wealth.

As such, the evolution of home ownership within India offers proof that values are permanently changing — which is redefining how developers create residential communities throughout all the major cities in the country. Across NCR and most visibly in Gurugram, homes are being reimagined around aspirational living, integrated communities, and luxury demand. The residences being built today are not simply places to live. They are reflections of ambition, instruments of well-being, and the most personal expression of what modern urban life can be.
