Mumbai, August 12, 2026: Certus Capital, a home-grown institutional asset management firm specializing in secured real estate private credit, announced that it has closed the first half of CY2026 with total commitments exceeding Rs 1,000 crore. The capital was deployed across residential, commercial, and mixed-use real estate opportunities in high-growth markets. This deployment reflects a well-diversified geographical presence, with 37 percent committed in the National Capital Region (NCR), 26 percent in Hyderabad, and 19 percent each in Mumbai and Chennai, Certus Capital said in a press release.

The half-year performance underscores the firm’s momentum in India’s structured real estate credit space, as Certus Capital continues to partner with credible and experienced developers to deliver flexible capital solutions. The firm’s approach remains backed by a governance-first framework featuring escrow-based control and active asset management. Contributing significantly to the milestone was a fresh Rs 275 crore commitment to a project along the Dwarka Expressway in Gurugram, offering connectivity to both Delhi and Gurugram central business districts.

Speaking on the milestone, Ashish Khandelia, Founder, Certus Capital, said, “The INR 1,000+ crore commitment is a strong validation of the trust our developer partners and investors place in Certus Capital. Our focus has always been on backing the right partners with the right structure of capital, and this deployment reflects the depth of opportunity we see in India’s real estate market. Real estate private credit cannot be standardised; it must be engineered. As we move into the second half of the year, we remain committed to that same discipline, underwriting rigorously, structuring carefully, and scaling responsibly.”

Alongside its deal-level investments, Certus Capital announced the first close of the Certus TFCI Real Estate Fund, a Category II Alternative Investment Fund (AIF) focused on secured real estate debt. Designed to offer investors diversified exposure alongside a long-term income strategy, the fund carries an institutional commitment of approximately Rs 75 crore from Certus Capital, including the Certus team, and Tourism Finance Corporation of India Limited (TFCI) acting as sponsor and anchor investor.

Looking ahead to the remainder of CY2026, the firm expects continued momentum supported by a strong pipeline of opportunities across both existing and new markets as it expands its footprint in India’s private credit ecosystem.
