CREDAI Tamil Nadu Welcomes Presenceless Registration as Step Toward Seamless Property Transactions

Chennai, August 15, 2026: CREDAI Tamil Nadu has welcomed the Government of Tamil Nadu’s introduction of mandatory Presenceless Registration for the first sale of plots and apartments, effective August 17, 2026. The reform aims to improve ease of living for homebuyers and ease of doing business across the real estate sector by updating the property registration ecosystem in the state.
Under the new system, eligible first-sale property documents can be submitted and processed digitally without requiring buyers, developers, or other parties to physically visit the Sub-Registrar Office. The process incorporates Aadhaar-based biometric authentication, digital verification, online payment mechanisms, and electronically signed registered documents to streamline transactions while maintaining legal and administrative safeguards.
The digital framework is designed to reduce travel time and eliminate physical waiting periods for homebuyers during the final stages of a property purchase. For developers, particularly those managing large-scale residential and plotted projects, the system simplifies the coordination of multiple registrations involving customers, financial institutions, and government offices. Additional features of the initiative include automatic Patta mutation for eligible transactions, alongside digital signatures and QR-based document authentication.

The association also acknowledged the consultative approach taken by the department in engaging industry stakeholders during the planning and rollout stages.
CREDAI Tamil Nadu noted that it will monitor the initial implementation phase and continue liaising with the government to provide operational feedback from developers and buyers to support the system’s state-wide adoption.
