NHAI Plans Rs 800 Crore Ashram-Sarai Khwaja Elevated Corridor to Decongest Mathura Road

New Delhi, May 26, 2026: The National Highways Authority of India (NHAI) has proposed a major infrastructure upgrade on the Delhi-Faridabad corridor with the construction of an elevated highway stretching from Ashram in South Delhi to Sarai Khwaja in Faridabad. According to sources, the project is designed to transform one of the National Capital Region’s (NCR) most congested routes into a smooth, signal-free thoroughfare. Spanning approximately 7.5 kilometers, the planned 6-lane elevated highway will require an estimated investment of around Rs 800 crore. Construction is slated to commence by the end of 2026, subject to final regulatory approvals.
The upcoming infrastructure project is expected to slash travel time between Ashram and Sarai Khwaja to nearly 15 minutes under smooth traffic conditions. Beyond mitigating daily transit gridlock on Mathura Road, the corridor is expected to reshape the surrounding belt into a powerful urban growth corridor. Improved connectivity between Delhi and Faridabad is anticipated to accelerate real estate demand for commercial office spaces, retail outlets, and residential developments, significantly driving up long-term land and asset values across the emerging micro-market.

Real estate developments situated near Sarai Khwaja, including integrated projects like RPS Group’s mixed-use development “12th Avenue,” are poised to benefit directly from this heightened accessibility. Industry leaders have noted that this development marks a defining shift in the region’s infrastructure-led economic expansion.
